Homeowners no longer need to fear the so called “stigma of a short sale” if they want to sell their home.  The process of selling a home today on short sale terms has become almost the same as selling under traditional terms.  Market conditions today dictate that everyone re-evaluate how homes are sold as more and more homes are now worth less than the mortgage balance owed. All the major banks, the Federal Government and even the credit reporting agencies now recognize that economic conditions that have brought the housing industry to the current state of standing, require different thinking and a different approach to selling as home values have dropped so dramatically as a result of these economic conditions, and it was not all due to irresponsible home buyers who just over stepped their limits when purchasing a home.  These conditions go way beyond the control of the homeowner. Homeowners and banks who now successfully execute a short sale are eligible for reimbursement from the Federal Government.  The credit bureaus now report short sales in a much more favorable way than a foreclosure or bankruptcy, and the homeowner is able to return to the home buying market as soon as two years rather than five to seven years with a foreclosure. The sign placed on your property says nothing of a bank sale or short sale. It will be the same sign as anyone who is selling their home.  No one has to know.
